Q: Once I have planning permission is there anything else I need to do to start my project?

A: To ensure your project runs smoothly and is legally compliant you will need to check and make sure that you have these services in place:

  • If your project involves knocking any supporting walls out or digging foundations near an existing structure it is quite likely that you will need to have a qualified and insured structural engineer design a scheme and provide calculations to satisfy your chosen building inspector. It’s important to have the technical aspect of your project fully specified before engaging a builder. If works start and you do not have this information in place and agreed by your building controller you could face unexpected costs.

  • If you build near, over or into a sewer on your property it is highly likely you will need to notify your water company to alert them of the proposed works. The basic version of this is in the form of a self-certification application. Here is an example for homes that have Severn Trent as their provider: Please click here.

The water company may ask for a CCTV survey of the drainage before and after the works have been completed.

  • If your project involves building into, alongside or near a “party wall” you will need to ensure you have served a party wall notice on the legal owner of the property next to where the works are to be carried out. Failure to do this could result in the property owner bringing a claim against you to stop works and also further claims should you damage their property. It’s always recommended to discuss your project with your neighbours first. It means you will be able to work together and reassure them at every opportunity.

  • It is highly recommended to discuss your project with your home insurance company. They may make special provisions and endorsements on your policy whilst works are carried out. The call is normally quite useful and from experience we have found most insurance companies to be helpful and guide you through the process.
